WE CLARIFY AND UPDATE JOSHUA TREE RESIDENTIAL DEVELOPMENT INFORMATION

Recently, Z107.7 described renewed plans for a residential housing development on 105 acres in the Friendly Hills area of Joshua Tree. Reporter Dan Stork has some comments from the planning firm employed by the developer, as well as a correction to one detail of our earlier story…
Terra Nova Planning and Research, with offices in Palm Desert, is guiding the site engineering, design, government applications, and environmental studies for a planned residential development on 105 acres in Joshua Tree. The tract is bounded by Friendly Hills Elementary School, Alta Loma Drive, Sunnyvista Road, Sunburst Drive, and the back side of residential lots that front on Sherwood Road. According to John Criste of Terra Nova, the plan includes 248 single-residence lots. (Our earlier report of 40 multi-residential lots was in error. The 40 lettered segments cover streets and drainage basins.) The housing lots range in size from 10,000 to 20,000 square feet, with most sized at the low end of that range, as shown on a detailed map of the project Z107.7 received from the San Bernardino County Land Use Services Department. Mr. Criste acknowledged that a negative reaction to the project is understandable, given that residents “are used to more dispersed growth.” He added that his firm will be “doing smart development,” and that the project will be an “enhancement” to the community. Mr. Criste could not predict when the project will be presented to the public, as County staff currently controls the schedule, and environment documentation has to go through appropriate agencies.
